Permits are one of the most misunderstood parts of renovating. Some homeowners assume they need one for every project, while others skip them entirely and run into trouble later. Here is what you actually need to know for renovations in Surrey and Greater Vancouver.

What typically needs a permit

In most Greater Vancouver municipalities, permits are required for work that affects the structure, plumbing, electrical, or the building envelope. That includes removing walls, adding or moving plumbing and electrical, building an addition, developing a basement suite, and many exterior changes.

What usually does not

Cosmetic work generally does not require a permit: painting, flooring, replacing cabinets in the same layout, and swapping fixtures without moving plumbing. When in doubt, it is always worth confirming, because rules vary by city.
